2024 Roofing Contractor Roof Inspection Forms

It is no secret that a good source of business for Roofing Contractors is work generated from roof inspections and certifications. Roofing Contractors that ignore this important source of work because they don't want to be bothered by inspections that are not part of a bid for work, are missing out.

Commercial building owners are probably the best target for using roof inspections to market your roofing business. For residential customers, Roof Certifications serve the same basic function.  In a roof certification, which is required by many lenders before a mortgage is approved, the roofing contractor inspects the roof and certifies it will be "leak free" for a specific time period... usually 2 years. If the roof does leak within that "leak free" period, the roofing contractor agrees to fix the leak free of charge. Now, if the roof being certified has problems, the roofing contractor is almost always the contractor that does the repairs necessary to keep the roof "leak free" for the period it needs to be "leak free." In many cases, as the roof inspection reveals a roof so far gone replacement is the only option...the roofing contractor that does the certification will also be the contractor to do the re-roof.

ACT Contractors Forms Roofing Inspection Forms detail the following...

  • Typical and optional items found on a commercial "flat" roof done in a list of checkboxes on our Low Slope Roof Report.
  • The Low Slope Roof Report also has a separate page for the Roofing Company breakdown of materials and expenses. A third page for the workers, with no pricing, serves as a work order.
  • The Roof Inspection form gives a simple way to describe the roof, to give your findings from the inspection, and to give recommendations on a course of action.
  • ACT Contractors Roofing Software gives an easy way to reference and attach photos of the problem areas on the roof being inspected.
  • ACT Contractors Roofing Software also has a simple drawing interface to allow simple sketches of the roof to better illustrate areas in need of work.
  • Our Roof Certification form gives the findings as the roof certified as is, as the roof certified when the repairs have been made and as the roof certified when a complete re-roof has been done.
  • The Roof Certification form also gives warranty details for the period of certification. If, for example, the roof is damaged or worked on by someone else, the repairs will not be "free" and will be an extra cost.
