Change Order Forms and Extra Work Order Forms are critical to the success of your Roofing Business. Changes in the original contract specifications must be clearly documented and these two forms are what should be used. Extra Work Order Forms are just a type of Change Order in which the price can only go up... that way it is more clearly understood that the document represents an INCREASE in the original contract price.

Change orders can result in roofing contract specification changes that increase the price, can result in a change of contract specifications without a price change,  or can sometimes even result in a price DECREASE. For example, you have agreed to a Roofing Contract to re-roof a home.  The contract specifies the roofing materials to be Owens-Corning Duration Shingles in the color "Aged Copper". Just before you order the shingles from your supplier, your customer calls up and changes their mind...they want the same shingles but want the color changed to "Sand Dune." You tell the customer that this is no problem, that the materials have not been ordered yet and so this will not modify the contract price but... you explain to your customer that since this is a change to the original contract specifications and since ALL changes to the contract must be in writing, it will be necessary for them to sign a change order before you order the materials. Since there is no price increase, an Extra Work Order is not appropriate but a Roofing Change Order like the CO1 is! An example of a change order documenting a contract price DECREASE would be a customer changing the grade of shingle specified in the original contract to a cheaper grade in order for them to save money on the materials part of the roofing contract price.

An Extra Work Order is appropriate to use when, for example, you tear off a roof and find rotted sheathing that was hidden when you inspected the surface of the roof. Since this replacement was not included in the original contract specifications, you need extra money to do this extra work and, as a well written roofing contract should state, any DISCOVERED damage will only be done as EXTRA WORK.
